Dear Local Resident,
Update on our previous letter;
The revised dates for for pouring and power-floating concrete are now Friday 16th, and Monday 19th till Friday 23rd of August.
No works will take place over the weekend (17th and 18th August).
Power-floating is a process used to help concrete set in the hardest and most durable form it can, which is necessary for industrial environment it will be used in.
Unfortunately, the process can be loud, and once started has to be continued until the concrete has set.
We are taking every opportunity to limit the disturbance during these works including erecting temporary screening in addition to the acoustic barriers already on site.
Weather conditions are expected to be good during this period and we’ll start as early in the morning as we can to help prevent the works running into the late evening. However, if you have any immediate concerns, please contact us via the dedicated phoneline which will now be available via the Magnavale Holmewood planning website from the 16th August.
Kind regards,
Amanda Cogan

Dear Local Resident,
Progress on the expansion of our Holmewood facilities continues at a rapid pace, with completion expected to remain on schedule. The updated schedule of works can be found below under Construction Timeline (July 24)
We are taking every opportunity to reduce any disturbance caused by the construction and will continue to do so until completion. With that in mind we want to let you know about some concrete power-floating works that may cause some noise disturbance between the 12th and 17th of August.

We would like to communicate the road closure that is a result of the Coldstore construction, this is from the 16th of May until the 30th of May, unless works are finished earlier. This closure is to facilitate pipes and cables crossing the road between our Coldstore 3 and Coldstore 5. The following is the location of the closure.
Below is a copy of the council’s notice.
Following an investigation on the noise reported last night it would appear some equipment onsite was inadvertently left running through the night.
This will not happen again as the Site Manager has introduced a shutdown of works process being the last of the Site Foreman’s job prior to leaving the site.
We have been assured this will not happen again, and there should be no further noise throughout the night, during the weekend, or indeed the upcoming bank holidays.
Please accept our sincere apologies for any inconvenience caused regarding the above.
We have had confirmation from Yorkshire Water that they will need to return to site to complete follow up works (2nd March). While this is not within the scope of our own works, we have requested that they keep noise to a minimum.
We have had confirmation from Yorkshire Water that they will be on-site to complete works this weekend (24th & 25 February). While this is not within the scope of our own works we have requested that they keep noise to a minimum.
Wednesday, February 7th, 2024:
Power floating Works Completion: These were successfully completed at 12:30am.
Lights Off: All lights on the site were turned off by 12:45am.
Concrete Pouring: The scheduled pour for February 8th went ahead as planned.
Thursday, February 8th - Friday, February 9th, 2024:
Due to the low temperatures on site, power floating operations extended until just after 05:00am on Friday morning.
Friday, February 9th, 2024:
The pour for today is ongoing and based on current temperature forecasts, our engineers and floor installers anticipate that power floating may continue until approximately 3:00am on Saturday, February 10th.
Important Notice:
No Further Planned Out of Hours Working: We are pleased to announce that there are no further out-of-hours working scheduled for the next 6 months.
We will continue to provide updates via our website. It is our priority to keep you informed about any future works that may impact you.
Once again, please accept our apologies for any inconvenience caused.
Dear all,
Many thanks for your messages about the work our contractor is currently carrying out on our Magnavale Chesterfield site and the disturbance it has caused to you all.
Please accept our sincere apologies for any inconvenience caused. We have begun pouring the first half of the top concrete slab on Monday 5/2/24 and this process involves power floating late into the evening and potentially early morning, whilst our contractors have advised that the noise of the power floats can travel, particularly as one end of the new building is currently open, unfortunately this was very difficult to predict the noise level experienced by you the residents.
Because this is a continuous process beginning at the start of the day, the moment the concrete is poured, the power floating needs to happen after the pour and given it is such a large area it will go into the late hours and early hours.
We have been advised that this work cannot be done any other way and we are extremely sorry to advise there is likely to be further disturbance to residents during normal out of ours working on Wednesday and Thursday evening this week with works hopefully completing by Friday of this week, weather permitting of course.
You will of course be pleased to hear, this is the last of the planned works which involve power floating out of agreed working hours.
Again, please accept our sincere apologies for the inconvenience this has caused.

We are excited to share that we have made great progress on the construction of our cold store expansion. The steel framework is now complete, and the installation of insulated wall and roof panels is close to completion as well.
Work continues on the installation of utilities and ground works, including concrete surfacing of the yard and surrounding areas needed for access.
Since the last update in April, we have met with local ward members Councillor Suzy Cornwell and Councillor Lee Stone. During the meeting members raised a number of matters on behalf of residents which we have investigated and responded to them on.
In response to feedback we received from members, we have also made some changes to this website to improve how residents can use it and raise matters of concern with us. These include;
Magnavale is committed to ongoing consultation with the local community If you have any further questions or feedback, please do not hesitate to reach out to us via the contact form and message board below.
We are happy to report that the construction works on site are progressing well. As we move into April, we are set to continue with several key activities that will keep us on track to complete the project on schedule.
The primary focus of the works in April will be the continuation of bulk excavation works. This involves the removal of soil and rock from the site to create a level surface suitable for construction. The team will also install a stone capping layer on top of the exposed ground, which will provide a stable base for future works.
Also planned for April is the completion of land drain and fencing works. These measures are necessary to ensure that the site is appropriately drained and that all necessary safety precautions are in place to prevent unauthorized access.
In addition to these activities, we will also commence works on the soil nail retaining wall. The wall will be installed along the perimeter of the site and will provide additional support to the soil during excavation and construction activities.
Towards the end of the month, the team will also begin the installation of concrete foundations. This is a critical stage of the project, as it marks the start of the actual building works and will require careful planning and coordination to ensure that the foundations are installed correctly and to the required standards.
Overall, we are pleased with the progress made so far, and we remain committed to delivering the project on time and to the highest quality standards. We will continue to keep the community informed of any updates or changes to the schedule, and we welcome any questions or feedback that you may have.
We are pleased to confirm that the appointed contractor IBO Construction will be commencing on site on 6th February following all pre commencement planning conditions being approved to allow all works to commence.
The following works will be undertaken from February.
The topsoil required for the community garden project for the MacIntyre Centre in Holmewood will be stored in a mound on site until the quality of materials are assessed and a date is agreed for delivery with the centre.
If you have any questions or wish to contact the project team please do so by e-mailing contact@holmewoodchesterfieldplans.co.uk or telephoning Alun Hayes in 07809140016.
The design is progressing well and we have now received the final site investigation reports for the main works so all design can be completed and contracts with preferred contractors finalised.
There has however been a delay to the start of the construction phase.
We are currently liaising with North East Derbyshire Council on discharging the pre-commencement planning conditions and our contractors hope to begin enabling works and groundworks in mid-July. These works would include:
Holmewood and Heath Parish Council invited a representative of Magnavale to attend the May meeting of the parish council. The following matters were raised by councillors at the parish council and Magnavale has provided a response to these below.
Will Magnavale consider attending the local jobs fair being organised in July?
Magnavale have agreed to attend the July jobs fair.
Has the slip in timescales for construction affected date for topsoil delivery for the community project?
Yes. If Magnavale’s contractors can expedite any minor works prior to August start we will see whether the topsoil can be delivered earlier and will liaise with the parish council accordingly.
Noise from Magnavale seems worse now trees have been removed. Is there anything that can be done? A Construction Environmental Management Plan (CEMP) will be agreed with the council and outline how the contractor plans to avoid, minimise or mitigate effects on the environment and surrounding area including monitoring and management of construction noise, vibrations and working hours for construction.
Link to planning application and documents can be found here. These include noise assessment information.
Does Magnavale have a Noise Management Plan as part of the company’s Environmental Statement/Strategy?

Magnavale recently held a meeting with local ward councillors to discuss a number of matters in relation to the planned investment in our Chesterfield facility.
Ahead of the construction phase starting, site investigations are currently being undertaken as part of the pre-commencement conditions. Once these investigations have been concluded (expected in the next week or so) we will begin the site works in May.
Site works planned for May include;
We received an enquiry in relation to the Computer Generated Images displayed on this website regarding the age of the trees shown in the images. The images of the trees depicted in the CGI are based upon 5 years of growth.
Finally, following a request from Heath and Holmewood Parish Council we are hoping to support the community garden project for the MacIntyre Centre in Holmewood with the supply and delivery of a large quantity of topsoil required for the community garden.
Further updates on the progress of the investment plans will appear on this website.
